× Services Information: Permitting Services inside the Orange County Government Administration Building is open by appointment only for informational meetings. Permitting Services is providing all development services electronically.

Online: Fast Track maintenance occurs on the second Wednesday of every month at 6:00 a.m. Fast Track may be briefly unavailable during this time.

  • Sub Contractors

    Use Fast Track online services to apply for all sub-permits. To learn more about the Sub-Permit application process, please visit the video library on the Fast Track Training Hub.

    Fast Track Member Services permit application tool is currently offered for homeowners and sub-trades license holders for electrical, plumbing, irrigation, gas, roofing and HVAC/mechanical contractors. Non-license holders may also apply for permits but a Licenced Contractor must be assigned and accept the issuance of the permit using their Fast Track account.

    Use the 'Member Services Registration’ link above to create an account. Please review the Fast Track training guides and videos before you submit.

    Before Orange County will issue any building or sub-trade permit, all issuance processes listed on the permit must be complete. On Fast Track, please check to ensure that all the required processes have been successfully completed.

    Note that only homeowners who have completed the Owner-Builder Disclosure Statement and accounts connected to verified Contractor License holders may accept the issuance of permits. Third-parties may also apply for permits on behalf of a contractor and assign the permit to a contractor, who must accept issuance.   • Building Contractors

    Building (Including Pool, and Specialty) contractors must use Fast Track to apply for all permit types as well as pay for re-inspection and after-hours inspection fees.

    October 2022

    May 2022
    Early Start Authorization applications may now be submitted directly on Fast Track. Permit applications eligible for early start will be denoted under the "Type" column on the list of your permits. To submit an Early Start Authorization Application, download the application. You will then be guided to the document upload tool, with the Document Type and Description fields already filled in. Learn more about this new process here.

    February 2022
    Truss Engineering Hold Process Introduced. During the Plans and Documents Upload process portion of the initial permit application process, you will now be asked if you would like to defer the submittal of the Truss Engineering documents. If you would like to defer the submittal of Truss Engineering documentation, a Truss Engineering hold will automatically be placed on your permit and you will not be able to schedule a 190 Framing inspection until the Truss Engineering is submitted and approved. It is our hope that this option will be helpful to the construction industry during this period of challenges within the supply chain. Learn more about this new process here.

    September 2018
    Fast Track Online Services now offers electronic fence permit applications. Orange County's Fast Track Member Services now offers access to contractors and homeowners the ability to apply for fence permits online.

    Fast Track Online Services is now open for contractors and sub-contractors for all permit types. The layout of this page has also been updated to be more user friendly.

    The Fast Track shopping cart will allow registered users to pay fees on multiple permits simultaneously, with one credit card or escrow account payment transaction.

    Fast Track users now have the ability to cancel most inspections online. (Note: Some restrictions that prevent canceling same-day and other special inspections will apply.)
